IOK’s concrete leveling services provide a fast, effective, and minimally invasive solution to uneven or sunken concrete. Using advanced polyurethane injection, we lift and stabilize driveways, sidewalks, patios, and other concrete surfaces without the mess or downtime of traditional replacement. Our method addresses the root cause—soil movement and voids beneath the slab—restoring your surfaces to their original grade and improving safety, appearance, and longevity.

  • Quickly lifts and levels uneven concrete surfaces

  • Minimally invasive with small injection points

  • Most projects are completed in a few hours

  • Restores driveways, sidewalks, patios, and more

  • Lightweight foam won’t burden weak soil

  • Supports heavy loads once cured

  • Fills voids beneath slabs to prevent future settling

  • Surfaces are often ready for use the same day

  • How much does concrete leveling or spray foam insulation cost?
Costs vary based on the size and complexity of the project. However, both services are typically more cost-effective than full replacements or ongoing energy loss. IOK offers free estimates so you can get an accurate quote before committing. Generally, the cost of spray foam insulation ranges from $1.20-$2.50/ board foot.
  • What does spray foam insulation do?
Spray Polyurethane Foam (SPF) is up to 40% more efficient than other insulation techniques. In addition to being much more efficient than fiberglass and cellulose, it is also safer to use as well as more environmentally friendly. The numerous benefits of choosing SPF insulation over other types of insulation include: -Higher R-values -Increased energy savings -Added structural strength -Provides a seamless air barrier -Stops moisture transmission -Resists mold & mildew growth -Improves indoor air quality -Effective sound insulation -Low long-term maintenance costs
  • What are the different applications for spray foam?
New construction, remodeling, walls, ceilings, basements, attics, crawl spaces, garages, pole barns, foundations, roofs, and anything else that needs insulating!
  • Is an efficiency audit a good idea for checking for home air leakage?
The U.S. Department of Energy estimates that up to 40% of the cost of heating and cooling the average home is wasted on uncontrolled air leakage. The air that you are paying to heat/cool is leaving your home through gaps, cracks, and holes. Air can go straight through glass fiber and cellulose, but it can't go through SPF insulation, which has been engineered to combine superior insulation performance and complete air leakage control. Closed-cell SPF insulation virtually eliminate uncontrolled air leakage. In addition to its energy-saving properties, SPF insulation can help prevent these undesirable situations: -Indoor environment that is too humid or too dry -Hard to heat rooms -Cold drafts -Mold & mildew growth -Ice buildup and water damage due to heat loss
  • Is spray foam waterproof?
Yes, closed-cell spray foam is highly water-resistant making it an ideal choice for roofing or basements. In fact, It is the only insulation that FEMA rates as class 5, their highest flood resistance level.
  • Is spray foam insulation better than fiberglass insulation?
Closed-Cell spray foam has a far great R-value per inch than fiberglass or even cellulose insulation. It is estimated that spray foam can last anywhere from 80-100 years making it an investment that will last a lifetime.
  • Is spray foam insulation good for soundproofing?
When choosing your spray foam insulation, there are really two choices; Open Cell or Closed Cell.Closed-cell doesn’t expand as much, making it dense with a high R-Value, completely water-resistant, and even adding structural strength to your build. This is the ideal choice for most applications, however, open-cell spray foam has other qualities that make it unique; it is the better choice for soundproofing as well as better for sealing small cracks/crevices because of its greater expansion upon installation.
  • Is spray foam insulation worth it?
Yes! While Spray Foam is more costly upfront, it is far more resistant to outside elements (pests, water, etc) and has a much better R-value making it a better investment long-term.Consumers report that spray foam insulation can save up to 50% on your energy bills.
  • Can I install spray foam insulation myself?
Yes, you certainly could install your own spray foam insulation but it comes with some disclaimers. While the price for most DIY kits is about $1000, you should know that kits are 20-30% lower yield than advertised. That puts you at about $2.15/board foot, so it might actually be cheaper to have a professional install it. Also, keep in mind that you need to cover anything that you don’t want foam on and that you need to follow manufactures instructions precisely to avoid shrinkage, smells or unwanted mess.
  • How long does spray foam insulation last?
Spray foam insulation can last for decades, often the life of the structure. Unlike traditional materials, it doesn’t sag, compress, or degrade over time when properly installed.
  • Is spray foam safe for my family and pets?
Yes, once cured, spray foam is inert and safe. During installation, occupants and pets should stay out of the area until the foam has fully set and any ventilation requirements are met, typically within 24 hours.
  • Will spray foam help reduce my energy bills?
Absolutely. By sealing air leaks and improving thermal resistance, spray foam insulation can significantly reduce heating and cooling costs.
  • How does polyurethane foam concrete leveling work?
Small holes are drilled into the sunken concrete, and polyurethane foam is injected beneath the slab. As the foam expands, it fills voids and gently lifts the concrete back to its original position.
  • How long does a concrete leveling project take?
Most projects are completed in just a few hours, depending on the size and severity of the issue. You can usually use the surface the same day.
  • Is polyurethane foam strong enough for driveways and heavy traffic areas?
Yes. Once cured, the foam is incredibly strong and stable, capable of supporting heavy loads including vehicles and machinery.
  • How soon can I use the surface after it's been leveled?
In most cases, the surface is ready for normal use within 15–30 minutes after the foam has cured.
  • Will the foam wash out or break down over time?
No. Polyurethane foam is water-resistant and doesn’t wash away like traditional mudjacking materials. It’s designed to last for years and maintain stability beneath the slab.
  • What causes concrete to settle or become uneven?
Common causes include soil erosion, poor compaction during construction, moisture changes, and natural ground settling over time. These factors can create voids under the slab, causing it to sink or crack.
  • Is concrete leveling more affordable than replacement?
Yes. Both spray foam insulation and polyurethane concrete leveling are often more affordable and less disruptive than tearing out and replacing materials entirely.
  • Do you offer free estimates or inspections?
Yes! IOK provides free, no-obligation inspections and estimates for both spray foam insulation and concrete leveling services.
